Lake Chaparral through all four seasons
The private lake covers roughly 32 acres, surrounded by a 21-acre park with beaches, waterfalls, docks and a clubhouse run by a full-time staff. Summer means swimming, paddleboarding, kayaking and stocked fishing; winter brings cleared skating ice, tobogganing and community bonfires. Programming runs year-round, so the lake stays the social centre of the neighbourhood in February just as much as July.
Down in Chaparral Valley, the draw is nature: quiet crescents beside Fish Creek Provincial Park with pathway connections to the Bow River. Lake access arrangements differ between the community’s areas, so I always confirm the details for any specific address — it’s one of the first questions I answer for buyers here.
Schools
Two schools sit inside the community: Chaparral School for public elementary students and St. Sebastian School for Catholic elementary families. Older students are typically designated to nearby middle and high schools, including Centennial High School just across Macleod Trail. Boundaries shift from time to time, so verify current designations with the school boards when you’re shortlisting homes.
Location and commute
Chaparral anchors Calgary’s south end, east of Macleod Trail and just north of Stoney Trail, which now makes cross-city trips genuinely quick. Shawnessy’s shopping district and the LRT stations along the Red Line are minutes away, and the downtown drive typically runs 30 to 40 minutes at peak. With Fish Creek Provincial Park along the community’s edge, trail access is part of daily life here rather than a weekend outing.
The Chaparral market
Chaparral delivers strong value for a lake community, with a mix that runs from townhomes and duplexes through detached family homes up to lakefront estates. For current price bands in each segment, ask me for the latest CREB® figures — I track them closely for this community.
Thinking about buying or selling in Chaparral?
I’ve spent two decades selling lake communities in Calgary’s southeast, and Chaparral buyers and sellers benefit from every bit of that experience — especially on questions like lake access, lot value and timing.
